Amazing VIEWS & GREAT Location, easy access to all attractions, restaurants, the Mountains, story land, etc. Enjoy the refurbished 1842 country cottage & landmark B &B with 12 guest rooms with private baths, fireplaces & Jacuzzis. Sleeps up to 26. A chef's kitchen, large dining room, 2 gathering rooms, fireplaces & charm throughout. Entertain family and friends. Direct access to XC trails in winter that also lead to a sandy beach on the Saco, rolling fields & several restaurants
The space
The large Inn has many attributes and amenities and was featured on Chronicle's room's with a view (11/2021) and happy to send a link. The main level offers a grand foyer, guest living room, dining room with built in hutch, chef's eat in kitchen with commercial stove and outdoor deck, pantry, two refrigerators, a library with small den and 3 guests rooms.
The lower level has a great space we call the "Gathering Room". Large Fireplace, player piano, wet bar with small refrigerator, Smart TV, games, puzzles, small bistro table and a walk out to a patio and hot tub. This level also has four guest rooms and a linen closet.
On the upper level you'll find five guest rooms. Most of the floors throughout are hardwood.
The property is close to all major ski resorts. You can also x-country ski or snow show from the back door, as the trail system to the Mt Washington Valley Ski Touring Center is easily accessible. In warmer months, you can take a stroll down the adjacent path to the open fields for breath taking views of the Ledges and Presidential Mountain range with access to a private sandy beach on the Saco River.

Pricing, cleaning costs and min night stays may change based on number of guests and time of year. Can accommodate up to 26 and we also own the 1785 Inn next door.
NO PARTIES or EVENTS, NO ADDITIONAL GUESTS, PETS, WITHOUT APPROVAL. Must have a good neighbor policy and follow community regulations.
Guest access
Property an grounds, grill, outdoor space, tennis courts, sandy beach, public access via a walk behind the Inn and large fields next door at the 1785 Inn.
Other things to note
Town and State have noise ordinance that must be followed.
PETS NEED PRIOR APPROVAL and agreement to our pet policy. You must send us a message if you are bringing a pet and will need to pay a pet fee.
Our property doesn’t have charging capabilities for electric vehicles however you may be able to use the outdoor outlet. Please make sure to get our approval prior so we can monitor in case of any issues and the fee will be $15/night.
Since we use independent cleaner and maintenance companies that make their own schedule, we can not guarantee an early check in or late check out. If you wish to request an early or late check in/out, please reach out the day of your arrival or departure. We may have to charge a $25 fee to coordinate with the cleaner and maintenance companies to adjust their schedule. We often have same day check in and out, so if you would like to secure an early check in or late check out in advance, it will require us to block and adjust the rate for an additional night.
